Steve Heimler's entry into hospitality real estate investing began in 2005 with the purchase of the 10-story Ocean Tower Hotel, steps from the beach in the heart of Waikiki. The initial underwriting plan was to acquire, rehabilitate and convert the Ocean Tower Hotel into high-end apartments. However, upon completion of due diligence and financial modeling, it was determined that a rehabilitated hotel would yield a better return on investment and, thus, embarked upon a journey into hospitality.
Steve teamed with the acclaimed designer Jiun Ho to redesign the tired interiors of the Ocean Tower Hotel into a modern, sleek and tranquil hotel destination. After a multi-million dollar renovation, Hotel Renew opened its doors in early 2008. As Waikiki's first boutique hotel, it received rave review and numerous accolades.
Hotel Renew has a top rating on TripAdvisor.com for the 99 hotels in Waikiki area. Of the 680 reviews about Hotel Renew, 94% recommend the hotel. Hotel Renew has earned a Traveler rating of 4.5 out of 5. In 2008, Hotel Renew received the Best of Honolulu Award in the Boutique Hotel category, by the U.S. Local Business Association.
In 2008, Steve formed Unique Boutique Hospitality Group with Alan Barmaper and Daniel Howery to provide hospitality management services for boutique hotels in Hawaii and California. Unique Boutique assembled an expert team of hospitality professionals with special expertise in marketing, guest relations and project management.
Cirrus and Unique Boutique work in concert, yet have distinct roles. Cirrus performs the asset management functions, while Unique Boutique focuses on operations and customer service, which ultimately drive success in hospitality.
